Our commitment to responsible development
At Karimpol Group, sustainability is an integral part of how we design, build and operate our projects across CEE. As a privately owned developer with more than 35 years of experience, we take a long-term view of every investment ensuring that our buildings create value not only for tenants and investors, but also for cities, communities and the environment.
Environmental responsibility
Our flagship office buildings – including Skyliner I and Skyliner II – are built to BREEAM certification requirements, reflecting our focus on energy performance, water efficiency, indoor comfort and sustainable construction methods. Across our portfolio, we work to increase the share of renewable energy, minimise carbon emissions and support solutions that make our buildings future-ready. Skyliner, for example, operates on 100% renewable electricity sourced from onshore wind farms, significantly reducing its carbon footprint and making it one of the most environmentally aware high-rise buildings in Warsaw.
Sustainable mobility
Supporting low-emission and active forms of transport is an important part of our ESG strategy.
In our projects, we design comprehensive cycling facilities that encourage healthier and more sustainable commuting. These include bicycle parking zones, dedicated lockers and showers, safe storage rooms with controlled access, repair stations, e-bike infrastructure and convenient connections between external routes and internal amenities. In Skyliner I, tenants benefit from over 330 bike parking spaces, dedicated changing rooms, drying cabinets, a monitored scooter and bicycle room, e-bike hangers, outdoor racks and priority cycling routes within the building. Similar solutions will be incorporated into Skyliner II, which will offer an additional 100 bicycle spaces and expanded facilities for cyclists.
Creating Social and Urban Value
We also open our buildings to the wider public. Karimpol hosts events that invite local communities to engage with our spaces – from open-house initiatives and cultural activities to large-scale events such as Skyliner Everest Run and public open days like Night of Skyscrapers. Beyond Poland, we actively support community engagement in other markets as well. In Slovakia, for example, we initiated the Squarebizz Night Ultramarathon, a large-scale running event organised in the Squarebizz Bory area, featuring a 50 km run, a 12-hour endurance race and shorter distances. After two successful editions, the event has become a recurring initiative bringing together local communities, sports enthusiasts and tenants.
As a Group, we are equally committed to supporting social and charitable causes. We partner with organisations and initiatives that promote education, wellbeing and community resilience, ensuring that our impact extends beyond the physical spaces we build.
Green Loan Framework
Recognising the real estate sector’s impact on global energy use and emissions, we focus our green financing primarily on Green Buildings – a core area of our activity. Flagship projects such as Skyliner and Skyliner II reflect this commitment through energy-efficient solutions and BREEAM certification. The framework provides a clear structure for identifying eligible projects, allocating proceeds and reporting on environmental impact, reinforcing our long-term approach to responsible development.
Working with Trusted Partners
During the construction of our flagship projects, general contractors apply procedures that minimise environmental impact – reducing air and water pollution, limiting noise and vibration, controlling dust emissions and ensuring responsible waste management.In select projects, over 99% of construction waste has been recycled or recovered, reflecting our shared commitment to sustainable building practices.
